Pre-Purchase Inspection

At CBIR, we conducted a pre-purchase inspection on a two-year-old unit. While the property was in overall great condition, our keen eye for detail uncovered some hidden but important defects that buyers need to be aware of!

Key Findings:

Missing silicone in critical areas – Particularly around the shower screen, leaving it vulnerable to water penetration.
No sealant between skirting boards & flooring – This seemingly small oversight has led to slight degradation of the timber elements, which are typically uncoated and not waterproof on the underside.
Non-Compliant Balcony Construction – The balcony was built level with the internal floor, which does not comply with the NCC (National Construction Code).
Water Ingress at Sliding Door – The lack of proper height difference allows water to track inside, as evidenced by rust formation on the edge board.
Incorrect Surface Slope – The balcony surface was below the required 1:100 gradient, with some areas being completely level, increasing the risk of water pooling and potential damage.
